California Vacant Land Loans

ALG Vacant Land Advantage™ helps investors and brokers explore alternative financing for eligible California vacant land, arranged through participating private-money lending partners.

When a seller needs certainty and a bank's timeline does not fit, an early review of existing on-site utilities, current as-is value, access, marketability and exit strategy can clarify whether a land transaction may qualify.

California OnlyBusiness PurposeUtilities RequiredAs-Is Appraisal

This is an ALG-arranged financing solution. Loan decisions and funding are provided by participating lenders, subject to case-by-case underwriting.

The financing challenge

Close the land deal before the seller moves on

Vacant land financing can stall when utility status, future entitlements, access and current valuation are not clarified early.

The challenge

Traditional financing reviews can extend beyond the seller’s timeline, especially when a parcel has unusual characteristics or a complex borrower profile.

The ALG approach

We gather the land fundamentals up front and seek a realistic structure from participating lending partners rather than assuming future development value.

What matters most

Existing utilities, current as-is value, legal and practical access, property condition, marketability and a credible exit strategy.

Essential eligibility

Vacant land utility and as-is appraisal requirements

Required on-site utilities

  • Gas currently on the property
  • Power currently on the property
  • Sewer currently on the property
  • Water currently on the property
  • Document utility service and connection status for review

Collateral review

  • Supportable current as-is appraised value
  • Access and marketability acceptable to lender
  • Acreage, zoning, topography and flood considerations
  • Property condition and environmental risk review
  • Business-purpose use and repayment/exit plan
Do not assume “utilities nearby” qualifies. The supplied program specifies utilities currently on the property. A lender must confirm whether submitted evidence satisfies its requirements.

Eligible versus ineligible vacant land

Potentially eligible

  • Individual buildable lots, case by case
  • Income-producing properties with acreage, case by case
  • No stated maximum acreage if the as-is appraisal is supportable

Not eligible under supplied guidelines

  • Speculative development sites
  • Properties containing or adjacent to environmental hazards
  • Sites with known or unresolved environmental concerns

Property type alone does not establish eligibility. All collateral is subject to participating-lender review.

3 yearsInterest-onlyLonger holding or repositioning strategy

Potential flexibility for California land investors

Borrower and credit scenarios

  • Self-employed and complex-income borrowers may be considered
  • Some programs have no published minimum FICO
  • Late payments, bankruptcy or foreclosure reviewed individually
  • Eligible ITIN borrowers may be considered
  • LLC and corporation vesting may be considered

Property and transaction scenarios

  • As little as zero months of reserves in select cases
  • No seasoning of funds in select cases
  • Cross-collateralization of multiple properties may be considered
  • Property income reviewed if applicable
  • Exit strategy and risk factors evaluated individually

For vacant land without verifiable rental or other eligible income, DSCR may not apply. Where property income exists, the participating lender determines the appropriate income-coverage calculation; do not assume a residential rent-to-PITI method applies to every land transaction.

Portfolio solutions

Cross-collateralized vacant land financing

Qualified borrowers may be able to pledge multiple eligible properties to secure one loan. A participating lender may review combined equity, property types and overall risk.

Potential applications

  • Multiple eligible parcels in one transaction
  • Land assemblage and repositioning strategies
  • Portfolio equity supporting a financing request
  • Coordinated payment and closing structure

Important considerations

  • Each property must meet lender collateral requirements
  • Sale or release of an individual parcel may require lender approval
  • Multiple assets are at risk under one obligation
  • Cross-collateralization is not guaranteed

Common questions

California vacant land loan FAQs

What is ALG Vacant Land Advantage™?

ALG Vacant Land Advantage™ is an ALG-arranged financing solution for eligible California vacant land, funded and underwritten by participating lending partners. It is intended for business-purpose transactions, not consumer or primary-residence financing.

Do utilities have to be on the property?

The supplied program guidelines require gas, power, sewer and water currently on the subject property. Availability at a nearby road or plans for future connections should not be assumed sufficient. Submit evidence of existing on-site utility service for review.

What drives approval for a vacant land loan?

Current on-site utilities, a supportable as-is appraisal, legal and practical access, marketability, property condition, loan-to-value, borrower and transaction risk, and a credible exit strategy are key considerations.

What vacant land property types may qualify?

Individual buildable lots and income-producing properties with acreage may be reviewed case by case. The supplied program lists no fixed acreage maximum, provided the as-is valuation is supportable.

Which properties are ineligible?

The supplied program excludes speculative development sites and properties containing or adjacent to environmental hazards. Known or unresolved environmental concerns may cause a decline.

How much can I borrow to purchase vacant land?

The supplied illustrative guidelines list $100,000 to $2,000,000 in loan amounts and up to 40% purchase LTV, subject to participating-lender availability, appraisal and underwriting.

Can I refinance or obtain cash out from vacant land?

Rate-and-term and eligible business-purpose cash-out refinances are listed at approximately 30%–40% LTV, case by case. Cash-out proceeds cannot be used for personal, family or household expenses.

What loan terms may be available?

Illustrative structures include 18-month, two-year and three-year interest-only loans, plus a 30-year amortization structure with a five-year balloon maturity. Terms are subject to lender approval; interest-only payments do not reduce principal.

Is a minimum DSCR required?

DSCR may not apply to vacant land without verifiable income. If the land generates eligible income, a lender may evaluate income coverage using its own underwriting method. A 1.00 preferred ratio in the source applies only where relevant.

Are tax returns or a minimum FICO required?

Some participating private-money programs may consider alternatives to traditional income documentation and may not impose a published minimum FICO. Credit history, documentation and transaction risk remain subject to underwriting.

Can I borrow through an LLC or corporation?

Eligible LLC or corporate vesting may be considered. Entity formation records, EIN information and authorized signer documentation may be required.

Can ITIN borrowers qualify?

Some participating lending partners may consider eligible ITIN borrowers on a case-by-case basis, subject to identity and underwriting requirements.

Can multiple properties secure one loan?

Cross-collateralized loans may be considered case by case. Multiple properties securing one loan can complicate the sale or release of an individual parcel.

How quickly can a vacant land loan close?

The source provides indicative one-to-two-business-day initial file and condition review targets, but appraisal, title, utilities, access and underwriting can affect timing. No specific closing date is guaranteed.

Is ALG the direct lender?

No. Accelerated Lending Group arranges financing through participating third-party lenders, which make the underwriting, approval and funding decisions.

Is the program available outside California?

No. The program described on this page is intended for eligible California properties only.
