We are a Private/Hard Money Brokerage firm. Our services involve promoting and connecting borrowers with investors for Private/Hard Money Loans, rather than managing the loans ourselves or acting as a traditional lender. We do not have our own pool of funds, trust account, or escrow company.*

We thoroughly review and assess each borrower and their loan request before presenting them to potential investors. This process involves a significant amount of upfront work, including gathering and reviewing a comprehensive loan file containing information such as the loan application, credit report, preliminary title report, property value, proof of income, and any other necessary documents. We have strict qualifications that must be met. Our role is to facilitate the process of connecting borrowers with investors by providing a complete and well-vetted loan package.*

We regularly send out Trust Deed Offering emails to interested parties, which include details such as the address and a picture of the property, the loan-to-value ratio, information about the borrower, the property, and the property address. If you are interested in a particular offering, simply respond to the email with the offering number and you will be added to the list to receive a full loan submission package for review. Keep in mind that expressing interest does not constitute approval of a loan, and we operate on a "first come, first serve" basis. It is important to quickly review and respond if you see an offering you like. Please note, if you do not receive a response, please contact our office to resolve any potential email issues.*

Our goal is to connect each borrower with a single investor for their loan, (We do not maintain a trust account containing funds from multiple investors). In certain situations, such as when the loan amount is large, we may allow the loan to be fractionalized, meaning that multiple investors can contribute smaller amounts toward the total loan amount until it is fully funded.*

If you approve the loan, we will send you an Investor Approval Form in which you will need to specify your exact vesting and provide details about the amount of money you are investing in the particular Note. We will also prepare Private/Hard Money Loan documents for the borrower(s) to sign using a specialized Private/Hard Money Loan Document program. These documents, along with the Promissory Note and Deed of Trust, will be sent to Escrow, with a copy provided to you for review. At this stage, we will provide you with an estimate of when the loan will need to be funded and provide instructions on how and where to wire the funds to Escrow. It's important to note that we do not handle or have access to either your money or the borrower's money at any point in the process. We highly recommend that you contact escrow directly to confirm wiring instructions.*

Once the signed Private/Hard Money Loan documents are received by Escrow and the loan is funded via wire transfer and recorded in the respective county, the funds will be disbursed to the borrower. Within a week of the loan being funded, we will send you our "INVESTOR FILE," which can be delivered either via email or through the mail, depending on your preference (indicated on the Investor Loan Approval Form).*
